A Study on the Vacant Houses from the Perspective of Single Household Trends

Abstract

All prefectures are currently experiencing a simultaneous increase in the number of vacant houses and new construction. The increase in the number of single households is one of the reasons for this, and regional characteristics can be seen in the trends of single households and housing supply and demand. In Tokyo, the increase in the number of middle-aged and older single households has increased the need for a larger-sized houses, and this has had a significant impact on the housing market, which has long been geared towards younger single households. In addition, in Wakayama Prefecture, detached houses for households with children do not suit single households, and an increase in the number of vacant houses is inevitable. In areas with high economic activity, such as Tokyo, examples of initiatives by companies and NPOs that are sensitive to market needs would be helpful. In contrast, as the decline of the local economy increases the number of vacant houses, it is also important to link economic revitalization and measures against vacant houses, as in the case of renovation town planning in Wakayama City.
