This study aims to clarify the changes in the surrounding area brought about by the development of urban parks in central Tokyo due to the introduction of the park establishment and management permit system. By surveying the relationship between building use, street prices, and park facilities in the Minami Ikebukuro Park and Tennoji Park areas and by conducting interviews, it became clear that the spatial development of parks is related to changes in the surrounding area. In the future, it is hoped that the survey will be expanded to include surrounding stores to clarify the relationship between parks and surrounding stores in more detail.
