In this paper the relationship between duration of residence and evaluation of RS (Residential Satisfaction) is analyzed based on the dataset obtained from the recent UDC (Urban Development Corporation) survey in Japan. For this purpose, nonlinear smoothing using running medians was utilized for capturing distribution pattern of residents' dissatisfaction on their dwelling environment. The result demonstrates that long-term tenants are generally low in the evaluation of RS on their housing in proportion to their term of residence, on which the turning point of the ratio curve from satisfaction into dissatisfaction is about seven years from their move-in.
