Since falling down accidents of old peple are increasing today, we must study slipperiness of floors. In this paper, we study old people's walking characteristics by comparing with young peple's one. According to differentiation of moving locus of a heel, old people have a tendency to slide their feet. Three factors (sensory test about slipperiness, angle of just landing foot that is one of walking characteristics and coefficient of slip resistance(C.S.R)) were corresponding each other in case of younf people, though it wasn't true in case of old peple. We think that the reasons are due to narrowness of C.S.R. old peple's way of judgement and their walking characteristics. Since old peple can't recognize the slipperiness of floors, finishing materials of floor need to be selected considering the old people's characteristic sence.

In this study, the formula for evalusting the changes of Y-value of external sufaces due to the dirt was investigated. The changes of Y-value of external material surfaces were expressed by three parameters, mc which indicates the maximum value of soiling, tc which indicates the peak period of the degree of soiking, and R which indicates the washing effect. The results of the outdoor exposure tests were well simulated by the calculation by using the three parameters based on the areal occupation theory.

It is expected to develop a technology which controls efficiently the life cycle of buildings from the view point of problems of environments and resources. In this paper we reper we report the result of the investigation into the actual conditions of remodeling commercial buikdings in Sendai city and discussed the change of the facade and finishing materials. The commercial buildings tend to improved or refinished in very short cycle for various factors, including the obsolesence. So studies contributing to the serviceability planning against the obsolescence need to be urgently done.
