Abstract
As the construction market for new buildings has been in long downturn, there seems a major change to come up for recent years. That is to say people started to create new values upon buildings, while the market environment surrounding owners of buildings and businesses has changed significantly. In other words, it is a point of view to see buildings as one of business resources, and behind the scene executive officers are giving increasing efforts to put the maximum values upon buildings themselves. Therefore the theme of this thesis is to study the possibility for service models within the renewal field, which reflects a variety of concepts of values, while discussing about the life-cycle of buildings in the field of building renewals, rephrased as the rediscovery of buildings' values, and what value the owners are looking for and how values are to be created.
