The purpose of this paper is to analyze expected utilities of each player、the optimal list price and the transaction price in the existing home market and effects of the discount rate and the probability of matching the seller with the buyer to there, using the model in which expected utilities of each player are decided endogenously. We show that the effect of the probability of matching the seller with the buyer to the optimal list price is positive and that the optimal list price for the agent is smaller than that for the seller because the agent bears the agency cost.
