The purposes of this study are to appraise utility-value and views-value that are one of constituent elements of utility-value on the resident side on every floor of high-rise apartments, because in the past the publicized utility-value is disregarded for resident-senses and views-value are recognized as the property recently and the economic mechanism of views-value are unknown. The research method is a questionnaire and hearing to the resident and developer. The views-value and utility-value on the resident side will be helpful to estimate indemnification in trial for obstructed views, and to pricing each of rooms for the developer.
