Realization of the building owners is necessary for the appropriate operation and maintenance of the buildings. However they, except some environment-oriented owners, have little awareness of operation and maintenance of buildings. This research aims at contribution to spread of the appropriate operation and maintenance of the building by clarifying the energy and cost saving effect when continuous energy management is carried out. In this paper we report the outline of the HVAC&R system simulation model that we developed in order to easily examine the energy saving effect and verify the accuracy of the simulation model by calculation for the year.
