It is necessary to presuppose the age composition of the inhabitants for the planning of a new town, to decide a type of dwelling unit or the size of the public facilities such as kindergarten, school etc. In this paper we show how the age composition changes with the lapse of time through the actual survey on various type of residential area. Some of the results are as follows. Age composition changes with the lapse of time as a whole. Its changing curve is different from the type of residental area. There is remarkable unbalance in age composition at the area with the rental dwelling units under the development of the public authorities, compared to the balanced composition at the area with detached houses under the development of the private management. That is, there live too much young couples and their babies at the early time of the development; many couples of middle age with infants after ten years or so, and so on. This seem mainly due to the uniformity of the dwelling unit. In order to save the situation it will be necessary to develop the area with various type of dwelling unit or to develop the area witt a little at a time taking a long time for the completion.
