These studies are to describe the process of urbanization in Tsukuba New Town from the data of our long-term surveys, and examine affecting factors and their relations to the process. This paper describes the process by two sides of urbanization, spatial and functional, and we conclude: 1)The attainment of planned migration in 80 and Tsukuba Expo 85 are two major factors. 2)The former influenced construction of the public residential district and satisfied the fundamental functions for living. 3)The latter influenced construction of the town center and enriched the higher functions for urban activities. 4)These factors didn't exert much influence on urbanization in the private lands, but this low-speed urbanization was important to correct the unbalances and shortages that occured by high-speed urbanization of the public and planned lands.
