Incineration plant is socially important facilities regarding sanitary security and power generation by waste energy recovery but it is thought that incineration plant siting influences land prices and becomes one of the obstacles of the plant building. The land price fluctuation near incineration plant was investigated on five cases in Tokyo 23 wards.
Normalized land price ratio calculated by street land price is proposed for evaluating land price fluctuation on the basis of the land price before the publication of the construction.
As a result, land price ratio near incineration plant declined in the residential area whereas it did not in the business area.
