The purposes of this paper are to find the characteristics of conflicts between generations in multigenerational housing in Japan by analyzing literary works after the world war II, to depict the relationship between the conflicts and thecharacteristics of family and physical condition of housing, and to discuss the designing multigenerational housing andstyle of habitation to lessen the conflicts among the family members.
The study found: i) Spaces in house often described conflicts in literary works are grandparents' room, public room and entrance. However, their resolutions are described at grandparents' room, garden and dining room. ii) Activities before conflicting situations happen are moving process in house and cooking by two women together. iii) The situation of sight-less and hear-able separation of spaces strenghtens, the feeling of anxiety resulted in conflicts. Such places frequently described are public space, entrance and stairs. In contrast, the situations of resolution are visible and conflicting members standing by side. iv) And expressing the feeling of affections for grandchildren may changes the relationship between mother-in-law and daughter-in-law and lessen the conflicts. These results indicate the importance of the role of grandchildren and housing designing to strengthen the roles in multigenerational family living.

After the introduction of FAR (Floor Area Ratio) regulation in accordance with the zoning, the city planning and building regulation system in Japan has introduced various kind of FAR deregulation measures. The purpose of this paper is to examine the significance of District Plan with Different FAR by Use. The results are as follows;
(1) District Plan with Different FAR by Use is an epoch making measure in comparison with the other FAR regulation measures.
(2) Therefore, it is widely applied in urban areas around CBD for the purpose of improvement of urban environment.

This study aims at clarifying residents'evaluation on living environment and its management system at detached houses areas with common space. To this end, the study selects the planned detached houses areas which positively introduce longer portions of the common spaces. Such detached houses area are received higher evaluation against their favorable landscape. However, the residents consider to transfer the common space, for example, road and park. In future, therefore, it is necessary to determine use, size and management method of the common spaces in the course of planning of detached houses area.

The purpose of this paper is to examine the social cost caused by the Land and Housing Lease Law.
The results are as follows.
(1) The survey research on real estate companies shows the restrictive effect on the supply of rental housing market and their approval on introducing terminal tenancy system.
(2) The group of government officials of Ministry of Justice and lawyers is the only class who take benefit by preserving the Land and Housing Lease Law. They have the enough motivation for rent-seeking and it causes enormous social cost.
