In the wake of the Great East Japan Earthquake on March 11, 2011, large residential areas built on coastal reclaimed land in Urayasu City were severely affected by liquefaction of the earth. This study examines the impact of this liquefaction on the trade price of second-hand condominiums under a hedonic pricing framework with a difference-in-differences identification strategy. By examining 586 transactions that occurred between April 2010 and March 2015, our estimation results show that the trading price of condominium units on reclaimed grounds significantly lost value after the earthquake, and the price decline was not curtailed in the next three years.

High managemet level is realized by a cooperative residents.2)The new resident knows the quality of the management by the meeting where they learn policy of the management from the management association.3)The manager supporting the management association reduces the burden on residents.

This research focuses on the 47 group type nursery rooms in Nagoya-city,a nd the objective of this research is 1) to grasp the actual nursery space created by renovations,2) to understand its uniqueness, and 3) to acquire understandings of how to improve building the space for smaller-scale nursery facilities. The uniqueness and relations of the space usage and grouping nursery activities were investigated for the existing stock spaces.
-Before reforming to nursery facilities,a bout 90% of the original usage of the 10 children enrollment were dwelling units, and many of the original functions were conserved and re-used in this case.Fifty percent of the 15 children enrollment were officesshops and large scale reforming was required in this case.
-Most of the 15 children enrollment nurseries divide children into groups for nursery,a nd two rooms having the main daylighting were utilized for the group activities, but many had lunch together or nap together in one group.

The usage of ceiling lights in external corridors and passageways of large apartment complexes has been suggested as a
contributor to light pollution in the surrounding area. To identify this relationship, this study firstmeasures the total glare values of a number of apartment complexes. Using these observations, this paper proposes an alternate illumination system and examines its effecton decreasing surrounding light pollution.

The Department of Social Services has the authority to permit the foundation of the CCRC in California. There are two major involvements of the department. The first is to obtain the financial stability of the CCRC and the second is to secure the rights of the inhabitants. As for the financial stability, income from operations during the most recent five years for which audited financial statements have been completed. The statements include the operating income, the operating expense, net income from operations, non-operating income or expense and excluding extraordinary items. The resident may cancel the transaction without cause at any time within 90 days from the date of the first occupy of the living unit. All continuing care contracts shall be in writing and shall contain all the information required by the Health and Safety Code. The entrance fee is protected to deposit into the escrow account. The department also supervises the CCRC to protect the resident rights and the resident council.

At present, there is various resident’s activity in suburban housing estates. The purpose of this study is to examine the development to life support activity by resident’s association. Therefor, we considered the image of development to life support activity from resident’s association. In the future, the resident’s association should be managed voluntarily by optional joining. In this study, we analyzed the case of Hourai resident’s area in Fukushima city to consider the image. According to the result of questionnaire survey, there are a lot of resident’s associations with the mind to support resident's life. But, the association which registers with the “Hourai human resource bank” for life support is only 10%. From now on, it is necessary to increase model activity on the extension of the former activity.

This paper discusses the Machizukuri of the community network through the case study of the Four Regions Slum Network in Thailand.The purpose of the study is (1) to examine the factors of the organizing process of the community networks, (2) clarify the process of Machizukuri through the community network’s activities, (3) to show the possibility of the community network in Machizukuri. This paper points out that (1) the characteristics of the community network can see theme and cooperation, (2) social capital, outside organizations, theme and cooperation are important factor for organization of communities and community networks, (3) Machizukuri through the community network has practiced by the flexible learning processes, (4) the possibility of the community network was suggested by Machizukuri of the poor. In conclusion, it suggests the possibility of the Machizukuri of the poor to other developing countries.

In a shrinking society with decreased pressure of urban development, constructing compact cities where various land uses are located within walking distance is advocated. As a possible method for such planning, performance-based regulation has been discussed. It aims to evaluate whether to accept different land uses in residential areas depending on the degree to which they disturb the environment. In doing so, however, it is difficult and important to consider how to determine that a certain land use is acceptable (i.e., the level of its performance is good enough). This study examined residents' perceptions of mixed land use and their psychological evaluations of performance-based regulation with the contingent valuation method, based on an online survey administered to 14,826 residents across Japan. Results revealed the properties of land uses that residents wanted to be regulated, such as noise from parks, convenience stores, and parking lots. Residents' evaluations of performance-based regulation correlated with residential characteristics, the degree of land-use mix, and personal values. In particular, residents who are less conservative, open to changes, and altruistic tended to assess the value of regulating land-use performance highly.

The purpose of this paper is to analyze the external effects of high-rise condominiums in residential areas by the hedonic
approach in order to consider the appropriateness of relaxing height limit regulation. The author researched the actual
circumstances of the operational permission of relaxing height limit regulation from 2004 to 2015 in Japan which showed
us there were few examples of relaxing permission and that the operation was really difficult. However, it was confirmed
that high-rise condominiums by relaxing height limit regulation have a positive impact on land values in the surrounding
areas.

This paper reviews roles and impacts of Land Banks & Community Land Trusts (CLTs) for activation of urban housing market in the US. Responding to increase of vacant properties across the United States, dozens of Land Banks and hundreds of CLTs are creating opportunity for homeowners and renters, spurring commerce, and preserving neighborhoods in perpetuity. Residents of the States and Cities which introduced this urban revitalization system have already benefitted greatly from the stabilizing and empowering effects of Land Banks and CLTs. This report also reveals cities can act by establishing flexible municipal acquisition funds and creating a Land Bank & CLT line of credit for acquisition and rehabilitation of property. It also considers Land Banks and CLTs are an effective tool for ensuring active real estate transaction and preserving the social, cultural and productive spaces that make a neighborhood a sustainable community and provide benefits on regional economy.

In historical city, Kyoto, wooden house called Kyo-machiya is recognized as an important property, supporting the succession of housing culture, the local community and the cityscape appropriate to Kyoto's atmosphere. However, decrease of Kyo-machiya by 2 % per year was revealed through Kyo-machiya Community Building Survey. Thus, the succession of housing culture is facing difficulty. In this study, a case study was conducted on a large scale Kyo-machiya recently succeeded, and it examines the practical method on how to succeed the culture of Kyo-machiya.

This is the third part of the study entitled “Study on the Living and Residential Environments in an Apartment Building District in Central Ulaanbaatar, Mongolia.” In this part, based on the results of research to date, for living and residential environment creation in urban apartment building district, it was verified by focusing on life and community awareness of the residents and the actual activity. The common characteristics of Mongolian Residents are the high mobility and rate of moving based on the weakness of real estate value consciousness. Thus community obligations weigh on some old residents. The key factors to resolve these problems are, 1) Consciousness of settle down and community appears, 2) The system which promotes interchange and collaboration of the former and new residents, 3) Construct the management and operation system of apartment building by resident participation.
