The field of management of old apartments is wide, but in this paper I will write about what I have interviewed from the perspective of managing a management union. Generally, apartments tend to be regarded as a lonely space in a city, but when you look at the realities of the management union, it becomes clearer with each passing year that it is a destiny community that can not be free despite its own property. Even if the rice fields are their own, they will not function unless there is a water channel, and it will be impossible to make rice unless the village is raised together and well-kept. In the case of apartments, the presence of the management union is small in the new, but when it comes to aged apartments, it will be as large as it affects the property value.

Unit owners age concurrently with their condominiums, they tend to vacate the property or place it on the market for rent. With the resulting decline of original residents, properties are increasingly facing a shortage of condominium management association board members. The lack of board members puts the function of the association’s board at risk, exposing condominiums to poor management. This essay after having typified various condominium management systems, discusses the cause of management insufficiencies in condominiums, as well as the utilization of experts to address identified problems.

In Japan, the aging of condominiums and that of residents have attracted attention as social issues. The efforts of the condominium management companies are important to prevent the building from being mismanaged. In addition to conventional building management activities, the companies are also required to provide services to support the daily lives of the residents, especially elderly people. They are also working to maintain the asset value of aging condominiums and improve the living environment by proposing and implementing facility renovations.
