The emergence of new technologies, represented by AI, is bringing about new changes in society. This paper focuses on the 'Significance and challenges of DX promotion in the real estate market' with the aim of improving the productivity of real estate operators. New information technologies, such as AI, are considered to be driving the fourth industrial revolution. However, the adoption of such technologies has been slow in the real estate industry compared to other sectors like finance and retail. This is largely due to the unique characteristics of the real estate industry and the opportunity cost of replacing human labor with machines. To promote DX in the real estate market, it is crucial to design an appropriate division of labor between humans and machines. While the real estate industry cannot be fully replaced by machines, it can only be successful with human involvement. Therefore, it must be designed in a way that allows humans to operate effectively, rather than seeking to replace them with machines or prioritize efficiency over human input. This paper begins by introducing new technologies and then provides an overview of the current DX situation in the real estate industry. It goes on to offer guidelines for the future, focusing on what kind of real estate market would best facilitate the evolution of the industry and improve the lives of both households and companies.
