  • On the Basis of Dynamics of Urban Context and Schema

    This paper considers the problems of Senryogatsuji townscape planning in Kyoto on the basis of dynamics of urban context and schema with the theory of contextualism originally proposed by Colin Rowe's Cornell school. Senryogatsuji district is located in the core of Nishijin where is the traditional mixed land use area of residential and industry in Kyoto. In 2001, Kyoto municipal government stipulated the townscape planning for Senryogatsuji district based on the Kyoto city landscape regulations. We conclude that Senryogatsuji townscape planning tends to attach too much importance to traditional Machiya buildings as schema, and this tendency rules out the possibility of dynamics of urban context and schema.

    The history of planning and analyses of observations about the preservation process have revealed difficulties in implementing regulations in the historical center of Cap-Haitien. The system of preservation of the city is almost similar to the one adopted in Japan under the title of preservation district for groups of historic buildings. However, while conservation and rehabilitation works in Japan are successful, this is not the case in Cap-Haitien because of failure in taking effective steps for implementing regulations. Past activities have shown that the organization responsible for the preservation in Cap-Haitien is working with little involvement of the large part of the society. Their effort to execute rehabilitation projects is often unsuccessful due to the low level of understanding of the population. Moreover historical and environmental significance is not highly perceived and respected by the society. This study highlights the benefits that community planning method could have for city planning and rehabilitation projects in Cap-Haitien. It also exposes strategies which would help setting up historical preservation process and work toward implementation of the regulations.

    The purpose of this paper is to make clear consumer's criteria of house choice. Developers generally induce consumers in the market of housing. This paper inspected properly the factors for what they judge to their knowledge and experiences. Consumer's opinions were gathered through an Internet questionnaire. These data of consumer's opinions are divided into 26 factors. When prioritized On these data the most important factors buying condominium was the location of condominium. The second factor was sound environment. These are different from developers. Further there are more different opinion among sex distinction, generations, and areas. And among others. As a result of Correspondence Analysis of these data, a difference was clear among developers from consumers. For instance the important factors disagree between people live in detached house and in condominium. In the marketing of housing there is thus a need to correspond for individual demands of consumers.

    The development permission system aims to remove the prohibitation of any development.So this system can raise permission standards of development,compared with other standards by building confirmation. And we think that we should make the most of this system for city planning.For example, can use this system for development controls.After revision of the City Planning Act in 2000,many citis have intention of making the development permission ordinance.We had a chance to participate in such researches.This paper is based on knowledge in the researches and above-mentioned point of view.

    The purpose of this study is to clarify characters and problems of planning and design process through observation on workshops for planning base plans of a project of Kyoto City Office for renovating small playgounds, over a period of 3 years. We concluded that (1)renovatiing goals setted by workshop participants mostly have reflected to the base plans, (2) in several cases, however, those goals have not vividly reflected because of some conditions of workshops management.
