    The aim of this paper is to have an outline of activities and organizational operations of German NPOs in a field of urban renovation. It is difficult to identify NPOs which work for common good of general public in Germany. This paper deals with registered associations as NPOs, and investigate objectives, fields, activities, stuffs, budget, networks, cooperative relationships. 50 organizations are classified into six groups depending on activity sphere, initiative, and field. They are national all-around promotion type, national specific campaign type, regional consensus type, regional practice type, local movement type, and local self-help type. The features of activities are different from type to type, but most organizations which work actively have various networks and cooperative relationships between various organizations and have special partnership with voluntary professionals.

  • About the fluctuation of surrounding land value, effect on the industry, and new urban development

    The Restoration of Cheonggye Stream (Seoul, Korea), which was finished in May 2005, is still observed by the world. The purpose of this paper is to make clear the influence of the Restoration of Cheonggye Stream in the surrounding area. The authors investigated the rate of fluctuation in land value, change of the surrounding industry, new urban development, and clarified the relationships among these. The result shows that the Restoration seems to be enhancing the value of the surrounding area but also evicting old established shops. Exclusive high-rise apartment buildings are developed substitute for the old established shops.

    In Sri Lanka, most of the tsunami victims began to resettle in reconstruction site according to the programs directed by the government and other organizations. In the process of recovery, Government of Sri Lanka revised the policy for housing reconstruction because there were some objections against the construction regulation in coastal area. The authors conducted a field survey to grasp housing reconstruction condition in Galle, Matara, and Hambantota as of March 2007. This paper reports on new revised policy and the reconstruction condition and problems in affected areas following the previous survey of November 2005.

    After 2004 Sumatra Tsunami, Tsunami Recovery Project about Life support and Residential reconstruction business for tsunami sufferer is moving to the last Phase. The authors conducted field surveys and interviews with residents in Phuket and Khao Lak to grasp building reconstruction conditions as of March 2007.This paper reports the field surveys and shows that each affected area has different own problems according to damage impact and regional characteristics.

    This paper aims to report the process of the developments of Security Towns through interviews with local authorities and developers. <br>All 4 residential areas surveyed here have CCTVs pointing toward public areas and 2 of 4 areas have security gates limiting entry into the areas.<br>They were realized through developers negotiations with local authorities in advance of the construction and flexible understanding of the laws by local authorities.<br>It is suggested that they are necessary to make it a rule for developers planning to develop Security Towns to negotiate with local authorities and to make rules which enable residents of such towns to change or disuse security equipments afterwards.
