In this paper, the relation between the ordinary system and prefabricated system is shown, supposing the process of the gradual progress of prefabrication from the ordinary system. The analysis about present condition of RC system apartment-house and PC system apartment-house is done. And after that the same method as this analysis is used for the study of the following each relation of 3 systems. The cost of the ordinary system using the pump-up-concrete is the cheapest and the cost of perfectly prefabricated system which is constructed by precasted concrete members of colums, beams, walls, and slabs is the most expensive. In the case of curtain-wall system of fire-proofed steel frame, the cost of the system that the curtain-wall is cement mortared with rass is ceap and ALC (Autoclaved Lightweight Concrete) system is expensive, but the difference between the two is about 5%. And about HPC (H shaped steel and precast panel) system, the cost of the system with reinforced concrete slab and precast concrete panel curtain-wall is the cheapest, though prefabrity is high. Yet the cost of the system with slab and precast concrete panel curtain-wall is the most expensive. In the case of wall system apartment-house, the prefabrity of high cost reinforced concrete apartment-house is low, and the prefabrity of low cost precasted apartment-house is high, but for other 3 systems the cost of high prefabricated construction is expensive. Therefore it is possible to consider that it is necessary to use higher prefabricated construction gradually, considering the barance between rising ratio of the cost of general works and fees of on-site labor.
